The Benefits of Homeownership: Why You Should Consider Buying a Home

Are you debating whether or not to buy a home? Perhaps your friends and family are encouraging you to take the plunge, but you still have reservations. It's normal to have second thoughts about such a significant investment. However, there are many reasons why buying a home could be a smart decision for you.

Pride of Ownership

Owning your own home gives you a sense of pride and allows you to decorate and customize it to your liking. This personalization provides a sense of stability and security for you and your family. It's also an investment in your future since the longer you stay in the home, the more equity you will accumulate.

Appreciation

In addition to pride of ownership, homeownership offers another significant benefit - appreciation. Although real estate values move in cycles, housing values have consistently appreciated. The Federal Housing Finance Agency tracks the movements of single-family home values across the country, and you can track how home values have increased over time.

Mortgage Interest Deductions

Homeownership is a fantastic tax shelter, and tax rates favor homeowners. The mortgage interest deduction can be a significant benefit, especially early on in your mortgage when interest is the largest component of your payment. As long as your mortgage balance is less than the price of your home, mortgage interest is fully deductible on your tax return.

Property Tax Deductions

Most homeowners pay their property taxes as part of their monthly mortgage payments, and you can deduct state and local real estate taxes from your federal taxes. However, to take advantage of these deductions, you must itemize your deductions. With the higher standard deduction that went into effect under the 2017 Tax Cuts and Jobs Act, homeowners may find the standard deduction more advantageous.

Capital Gains Exclusion

When you sell your home, you can exclude up to $250,000 of capital gains if you're single and up to $500,000 if you're married and file your taxes jointly. However, you must meet both the ownership and use test. You must have used and lived in the home as your primary residence for at least two years out of the five years before the sale.

Preferential Tax Treatment

If you receive more profit than the allowable exclusion upon sale of your home, that profit will be considered capital gains. Capital gains receive preferential tax treatment compared to income tax, which means that even if your profit exceeds the exclusion, the taxable portion will be much less than you might imagine.

Mortgage Reduction Builds Equity

Each month, part of your monthly payment goes toward paying off the principal balance on your loan, reducing your obligation. The longer you are in the home, the more equity you are building with each payment.

Equity Loans

Homeowners who have built up some equity can use home equity loans to pay off high-interest consumer debt. While in the past, you could deduct the interest paid on home equity loans on your taxes, the Tax Cuts and Jobs Act of 2017 suspended the deduction unless you use the funds to buy, build, or substantially improve the home that secures the loan.

Buying a home is a significant decision that requires careful consideration. However, the benefits of homeownership can be significant, including pride of ownership, appreciation, tax benefits, and building equity. Before making a decision, be sure to weigh the pros and cons carefully.
